Well, first, we are a licensed mortgage broker based in Austin, Texas.  To be licensed by the State of Texas, we must meet strict standards to offer mortgages (home loans) or Texas Home Equity loans.  And just like any State-licensed professional company, we must continue to meet strict standards put forth from the State of Texas.  

What kinds of mortgages/ home loans do you do?  We help people with regular purchase home loans (when you’re just buying a home) and we offer Texas Home Equity loans, AKA “cash out” loans.  We also help people with regular refinances, like when you want to lower your mortgage rate without getting cash out.

What’s the first stepWhen you call (512-577-2958 or 512-996-8194) the first thing will do is LISTEN to your unique goals.  There are no “one size fits all” home loans anymore.   What are you trying to accomplish with your Texas Home Equity loan?  Are you trying to consolidate debt or do you want to do something else; like pay for college tuition, start a business, or buy an investment property?   The reasons are important as this helps us show you the right loan options.  No sense in offering you a spoon when you need a hammer, right?

For example, if you are self-employed you may need the lowest possible (interest-only) refinance since your income might go up and down, according to your income.  Or if you’re a w2 person with fairly consistent income, you may just need a regular 30 year fixed rate. 

Another option is: Do you want to pay your taxes and insurance with your mortgage payment or you may want to pay it separately at the end of the year.   So our first goal is to LISTEN to your goals so we can offer your the best loan options since each person uses their Texas Home Equity loan differently.

Will my personal information be protected, what about identity theft?   We often tell our clients “it costs us $100 just to take out our trash” because nothing gets thrown away in the regular trash.   Everything gets shredded by a professional, bonded shredding company.  

Not even a sticky-note gets thrown away in the regular trash.   And when our computers are repaired or upgraded, we literally stay in the same room with our computers while they are being upgraded.  While this probably annoys the computer techs, but we want to make sure your personal information stays with us and is never compromised in any way.   When you trust us with your private info we take this trust seriously.

Once we have your application and income documents it only takes about 20-30 minutes to show you some home equity loan options.   Don’t be afraid to ask questions either.  Remember, this is your home loan.

What happens after I send you the mortgage application and my pay stubs, etc? Once we get your mortgage application, we’ll pull your credit so we can look at your credit profile.  Just like when you go to the doctor, they can’t offer a plan unless they know a little about your situation.  In your case, we must review your complete credit profile since mortgage loans take into account things like: credit scores, trade lines, how you’ve paid your bills most recently, your existing debt, etc.

Once we see what you home equity loans you qualify for, then we’ll show you rates, payments, etc. 

Next, we’ll send you a Good Faith Estimate.  This is important because Texas State Law says brokers must disclose what the terms of the mortgage are:  The GFE has information like mortgage rate, mortgage fees, mortgage closing costs.   This way there aren’t surprises at your closing. One of the most common complaints about mortgage lending is “my last loan person changed my rate/term/closing costs at the last minute!”

We take every effort to make the mortgage process as easy and stress-free as possible.   Things some times do happen- like sometimes people forget to tell us they haven’t paid 2 year’s worth of property taxes–but this is why we take a little more time up-front.  

This is another reason it’s important we only get the most accurate information from you.   We can’t guarantee your mortgage rate, payment, term, closing costs unless the information we get from you is completely accurate.  

Next, we’ll do a Virtual Meeting:  Once we have your mortgage application and income documentation (pay stubs, or tax returns) we will send you an email with a link so we can do a virtual meeting.  This is a cool piece of technology which lets you literally look at my computer screen from the comfort of your home/office.   This means you and I can literally “meet” on your lunch break–or at your home.   Just click on the email link you and you can see your loan in detail–on our computer screen.  It’s pretty cool.   Saves a ton of time.

Another advantage to the virtual meeting is you’ll never have to come to our office (unless you want to) and you don’t have to have some mortgage guy come to your private home.  Of course, some clients prefer to meet in person.  We do this too. In fact, all the time.  We actually prefer meeting our clients, but sometimes distance and time makes a virtual meeting best.   Our office is downtown Austin, 401 Congress, Suite 1540.    

Our clients tell us when they can “see their loan” or see the actual numbers–in real time–it helps them understand everything about their new mortgage making for a stress-free experience.  Most people are visual so “seeing the numbers” in real-time makes all the difference than just getting a Good Faith Estimate in an email without any explanation.

Finally, once you qualify, you choose a loan program.  Then we’ll do all the rest of the work.  We’ll email you some documents to sign (called disclosures) then we’ll order the apprasial, title work (to see if you have a clean, title).   Next we submit the loan to the bank who, in turn, underwrites the loan.   Then we get the approval.  Then the bank asks us for a bunch of other stuff called conditions.  An example of a typical condition is “proof of property insurance”, which means we must show the bank your home has adequate property insurance.   Oh yeah, we can shop your home insurance for you–and deliver 3 quotes to you–you just pick which company you want.  

Once we meet all the conditions, we close at a title company.  

Once we close.   We have to wait 3 days to fund.   The State of Texas requires a 3 day waiting periord.   Once the 3 days are done, we fund.   You’re cash out refinance is over once you get the money wired to your account.    Then you refer us :)
